Among collectors, those who don't necessarily have any desire to read a book, but merely to invest in an expensive piece, I'm sure it's simply the rarity.
I however, would still love a print edition. I missed my chance to get it when it first became available. I then attempted to purchase a copy from a seller on Alibris for $25, but when I emailed to request it be held, I received a reply stating it had already been purchased. Ahh, opportunity lost...
If you were to make print editions available, I would absolutely buy it. Are you still planning to write "Council of Shadows"?
